Step 01

The problem

Camera work showed offset joints, corrosion, and a partial collapse risk in the shared stack above the parking garage penetration. Traditional replacement would mean opening multiple bathrooms, extended vacancy, and drywall restoration in owner units.

Step 02

The solution

We accessed from the garage cleanout and a roof vent, cleaned and prepped the stack, and pulled a structural liner through the full vertical run. Branch connections were restored with cutter passes and each affected unit was flow-tested before we released the line. Work was sequenced so residents kept water service overnight except during the 6-hour cure window.

Step 03

The outcome

The HOA received a single consolidated video package for their engineer, cure documentation, and a maintenance note for future board turnover. No unit interiors were demolished — a major factor for owners who rent seasonally on the Space Coast.
